HVAC Maintenance — Book a Visit Today

We service and tune air conditioners, heat pumps and furnaces across Florida, and a maintenance visit is how we catch the small failures before a hot afternoon finds them for you. What actually fails on a system that runs most of the year: capacitors weaken, condensate drains pack with algae and back up into the pan, blower wheels load with dust, contactors pit, and coils cake with salt film and yard debris until the compressor works harder for less cool air. On a visit we check refrigerant performance, electrical connections and amp draw, clear and treat the drain line, wash the outdoor coil, change or check the filter, and test the thermostat and safety controls. You get told what we found and what can wait. Call us to book a tune-up or set up seasonal maintenance visits.

The HVAC maintenance symptoms we hear most

  • The AC runs all day and the house still feels sticky Dirty coil, low airflow or a refrigerant charge that has drifted
  • Water stains on the ceiling under the air handler Clogged condensate drain and an overflowing drain pan
  • The outdoor unit hums but the fan does not spin Failing capacitor, contactor or motor on the condenser
  • Vents blow weak air in the back bedrooms Loaded filter, blower wheel buildup or duct leakage
  • The system cycles on and off every few minutes Thermostat placement, restricted airflow or a control safety tripping

People call this HVAC maintenance, an AC tune-up or a furnace tune-up. Same visit, same written quote, same technician.

Safe things to check first

Worth a look before you call — sometimes it saves you the visit.

  • 1Check the thermostat: fresh batteries, set to COOL or HEAT, and a setpoint several degrees past the room temperature.
  • 2Look at the breaker panel and see whether the air handler or outdoor unit breaker has tripped. If it trips again after resetting once, stop and call us.
  • 3Pull the filter and hold it to the light. If you cannot see through it, replace it with the same size.
  • 4Walk the outdoor unit and clear grass clippings, leaves, mulch and vines back about two feet on all sides. Then confirm supply and return vents inside are open and not blocked by furniture or rugs.

HVAC Maintenance — quick answers

How often should HVAC maintenance be done in Florida?

Twice a year suits most homes here because cooling season barely stops. One visit before the heat builds and one in the cooler months keeps the drain line clear, the coil clean and the electrical parts checked before they strand you.

What happens during an AC tune-up?

We check system performance and refrigerant behavior, test amp draw and electrical connections, clear and treat the condensate drain, wash the outdoor coil, inspect the blower, check the filter, and verify thermostat operation and safety controls. Then we tell you what we found.

Do I need a furnace tune-up if I barely use heat?

Yes, and the reason is that a heating system sitting idle for months collects dust and corrosion. A furnace tune-up or heat strip check confirms ignition, airflow and safety devices work the first cold night, instead of you finding out then.

Will maintenance stop my AC from breaking down?

It will not stop everything, but it catches the common ones. Weak capacitors, pitted contactors, slow drains and dirty coils are all visible before they fail, and fixing them on a scheduled visit is easier than an emergency air conditioning repair.

Is a clogged condensate drain really that common?

Very. Warm humid air and constant runtime grow algae in the drain line, and by late summer it slows enough to back up. That water either trips a float switch and stops your AC or finds your ceiling.

What should I do between maintenance visits?

Change the filter on schedule, keep two feet clear around the outdoor unit, keep supply and return vents open, and watch for water near the air handler. Anything involving refrigerant, gas or high voltage is a call to us.

How it works

  1. Step 1

    Tell us the symptom

Call or fill in the quote form and describe what changed. Warm air, short cycling, a breaker that keeps tripping, water stains on the ceiling. That detail helps us bring the right parts.

  2. Step 2

    We diagnose on site

A technician checks the thermostat, the electrical side, refrigerant performance, airflow and the condensate line. We find the actual cause instead of swapping parts and hoping the problem stays away.

  3. Step 3

    You approve the repair

We explain what failed, what it takes to fix it, and how long the part is likely to last. Nothing gets replaced until you say go, and we test the system before leaving.

Why homeowners call us

  • Built for the salt airCoastal Florida is hard on outdoor equipment. Coils corrode, contactors pit, fan motors seize early. We look for that damage during every air conditioning repair so a small failure does not take the whole system down.
  • Condensate lines we actually clearBy late summer, drain lines clog with algae and shut systems off on the float switch. We clear the line, check the pan and the safety switch, and show you what caused the backup.
  • Heating tooCold snaps still arrive. We do heating repair and heater repair on heat pumps, strip heat and furnace repair where homes have one, so the system works in January as well as August.
  • Plain talk about older systemsIf a repair makes sense, we repair it. If a unit is failing in ways that will keep costing you, we say that too and lay out the options. You decide, not us.
  • All major brands, gas & electricEvery major HVAC brand, gas and electric, handled by an independent crew.
  • Straight answersWhen a replacement beats a repair, we tell you, sometimes before we roll a truck.
