That means checking the temperature split across the coil, listening to the blower and compressor, reading electrical values at the contactor and capacitor, and confirming the unit cycles on and off the way it should. We wash the outdoor coil, clear the condensate line and pan, and pull the filter to see how fast it loaded up. Anything we find gets explained in plain language before we touch it, along with what happens if it waits.
What we check and what we replace on site
Filters, condensate treatment and a flushed drain line are usually part of the visit. Weak capacitors, corroded contactors and float switches that have quit get flagged and, with your approval, changed while we are there. On heating equipment we check the heat exchanger and burners or the electric heat strips, verify safety controls, and inspect ductwork and the plenum for gaps. Salt air near the coast eats at coils and cabinet fasteners, so we look closely at metal that lives outdoors.
How we decide seasonal maintenance is the right call
If your system runs but you have noticed longer cycles, a musty smell at the vents, water near the air handler or a slow rise in indoor humidity, maintenance is the sensible first step and often fixes it. If the AC has already stopped cooling, or the heater will not light, that is air conditioning repair or heating repair work and we handle it as a diagnostic call instead. How often should a seasonal maintenance visit happen?
Twice a year suits most Florida homes, since cooling runs nearly year round. One visit before the hottest stretch, one before the cool nights. Systems near salt air or running constantly benefit from the second visit more than most.
Will a maintenance visit stop a breakdown?
It catches a good share of them. Clogged drains, weak capacitors and dirty coils cause many summer no-cool calls, and all three are visible during a tune-up. It cannot predict every failure, but it shortens the surprise list.
What can I do between visits?
Change the filter on schedule, keep leaves and grass clippings clear of the outdoor unit, leave supply vents open, and check thermostat batteries and settings. Leave refrigerant, gas and electrical work to us.
