How fast can someone get out to my house when the AC quits in August?

Those two checks solve a surprising number of calls, and if they do not, they tell our technician something useful.

Why does water show up near my air handler every summer?

Almost always a clogged condensate drain line. Florida humidity means your system pulls gallons of water out of the air every day, and by mid summer the line can fill with algae and sludge until it backs up into the pan. That is a service call, not a mop job. We clear the line, check the float switch, and look at why it clogged so fast.

Does salt air really shorten the life of an outdoor unit?

Yes, and it shows up on the coil and the cabinet first. Homes near the water often see corrosion years earlier than homes a few miles inland. Rinsing salt off the outdoor unit with plain water and keeping shrubs and debris a couple of feet clear of it both help. We check coil condition on every maintenance visit and tell you honestly what the metal looks like.

What should I have ready before the technician arrives?

Know the age of the system if you can, where the indoor unit and the outdoor unit sit, and what the problem sounds or feels like. Warm air, no air, odd noise, tripping breaker. If you have changed the filter recently, mention it. Clear a path to the air handler, whether that is a closet, a garage or an attic hatch, and keep pets in another room while we work.
