Gas Smell Near the Furnace

You walked past the furnace and caught that rotten-egg smell. Maybe it is faint, maybe it is strong enough to make you stop. Either way, the smell of gas is not something to stand around and study. Get everyone out of the house, call 911 or your gas utility from outside, and let them clear the building. After that, call us to find out what failed.

Do These Things First, In This Order

1. Get every person and pet out of the house. Do not stop to pack anything. 2. Leave the door open behind you if you can do it without delay. 3. From outside, well away from the building, call 911 or your gas utility's emergency line. Most utilities print that number on the bill and answer it around the clock. 4. Stay outside until the utility or fire department tells you the house is safe to enter. 5. Once they have cleared it and shut off the gas, call us and we will find the source and repair it. That sequence does not change for a faint smell. Gas either is leaking or it is not.

What Not to Do

Do not flip any light switch, on or off. Do not unplug anything, do not use a garage door opener, and do not start a car parked in an attached garage. Any of those can make a spark. Do not light a match or a lighter to "check." Do not use your phone inside the house. Step outside first and then dial. Do not try to find and tighten a gas fitting yourself, and do not relight a pilot light. Gas work is not homeowner work, and it is not something we will walk you through over the phone. Leave the gas shutoff to the utility unless the valve is outside and you already know how to use it.

How to Tell Gas From the Smells You Live With

Natural gas and propane are odorless, so utilities add a sulfur compound that smells like rotten eggs or a struck match. If that is what you smell, treat it as a leak. Other smells are worth reporting but are not the same emergency. A dusty, scorched smell for the first ten minutes of heating season is usually dust burning off the heat exchanger. A sharp electrical or fishy odor near an indoor unit points to overheated wiring, and that means shutting the system off at the thermostat and calling us. A damp, musty smell is condensate and drainage, common across Florida and the wider region. When in doubt, get out and call the utility.

Carbon Monoxide Is a Separate Warning

Carbon monoxide has no smell at all, so a gas odor and a CO problem are two different things. If a CO alarm sounds, get everyone outside and call 911 from there, same as a gas smell. Symptoms to take seriously are headache, dizziness, nausea, or several people in the house feeling unwell at the same time and improving once they step out. Do not wait to see if it passes. After the fire department clears the house, we can inspect the heat exchanger, the flue, and the combustion air supply to find out why CO reached the living space. Working CO alarms on every level are worth having even in a mostly cooling climate.

When to Call Us and What We Do Next

Call us once the building has been cleared and the gas is off. We handle heating repair and furnace repair on residential systems across the states we serve, along with air conditioning repair and AC repair the rest of the year. On a gas-odor call we check the gas valve and its connections, the burner assembly, the heat exchanger for cracks, the flue and vent for blockage or corrosion, and the pressure at the manifold. Sometimes the fix is a fitting and a gasket. Sometimes the heat exchanger is done and the honest answer is replacement. We will tell you which one you are looking at and why, in plain terms, before anything gets ordered.

Gas Smell Near the Furnace — straight answers

The smell is very faint. Do I really need to leave?

Yes. You cannot judge concentration by nose, and a faint smell in one room can be a larger pocket somewhere else. Step outside, call the gas utility, and let them measure it. That call costs you nothing.

Should I shut off the gas myself?

Only if the main shutoff is outside the building and you already know how to operate it. Do not go back inside to reach a valve. The utility will shut the gas off when they arrive, and that is the safer route.

Can a furnace smell like gas and still be fine?

Sometimes a brief odor happens during ignition on an older unit, but you should not assume that. Have the utility verify there is no leak, then have us inspect the gas valve, burners, and heat exchanger before you run it again.

How it works

  1. Step 1

    Tell us the symptom

Call or fill in the quote form and describe what changed. Warm air, short cycling, a breaker that keeps tripping, water stains on the ceiling. That detail helps us bring the right parts.

  2. Step 2

    We diagnose on site

A technician checks the thermostat, the electrical side, refrigerant performance, airflow and the condensate line. We find the actual cause instead of swapping parts and hoping the problem stays away.

  3. Step 3

    You approve the repair

We explain what failed, what it takes to fix it, and how long the part is likely to last. Nothing gets replaced until you say go, and we test the system before leaving.

Why homeowners call us

  • Built for the salt airCoastal Florida is hard on outdoor equipment. Coils corrode, contactors pit, fan motors seize early. We look for that damage during every air conditioning repair so a small failure does not take the whole system down.
  • Condensate lines we actually clearBy late summer, drain lines clog with algae and shut systems off on the float switch. We clear the line, check the pan and the safety switch, and show you what caused the backup.
  • Heating tooCold snaps still arrive. We do heating repair and heater repair on heat pumps, strip heat and furnace repair where homes have one, so the system works in January as well as August.
  • Plain talk about older systemsIf a repair makes sense, we repair it. If a unit is failing in ways that will keep costing you, we say that too and lay out the options. You decide, not us.
